The Firm has represented Sawgrass Mills since 1988, handling the initial development approvals along with three expansions. The Mall contains over 2 million square feet of gross leasable area and 350 stores on nearly 200 acres. In addition, the Firm handled the development approvals for many of the out parcels. The Firm was lead counsel for the property acquisition, construction loan closing, tax district financing, operations, out parcel sales and development approvals.


         

Originally opened in 1962, the Firm began representing this Property in the early 1980’s and has guided the development through a number of expansions. The Firm successfully challenged proposed zoning regulations through the Burt Harris Act, paving the way for the latest expansion in 2002.


         

Originally known as the Sunrise Shopper Center, the Firm secured the development approvals for the redevelopment of the center into The Galleria at Fort Lauderdale Mall in 1980. The Galleria is now Fort Lauderdale’s premier shopping destination with a recent life style addition. 


         

Il Lugano is a mixed use 105 room luxury boutique hotel with 23 condominium residences located on the top four floors of the buillding on Fort Lauderdale's Intracoastal Waterway.  The Firm has represented the mezzanine lender takeover of the project guiding it through the completion of the construction and unit sales.


           

The Firm was lead counsel in the acquisition and permitting approvals for this mixed use project. The approval process took nearly 2 years to complete. The Firm also handled the construction loan closing. 


         

This Project posed a myriad of challenges during the approval process. Construction on the Project concluded recently. Even though the current economic climate has stalled unit sales, we are confident the Project will emerge stronger and will add prestige to Fort Lauderdale’s Beach District.


         

This 63 unit condominium, the only condominium building directly on the sand in Fort Lauderdale’s south beach, posed unique challenges. The property acquisition required delicate negotiations to purchase 20 co-op units and terminate the co-operative regime. The development approvals required navigation through local, county and state regulatory agencies for costal construction. In addition, the Firm handled all of the closings of the unit sales from the Developer to the unit purchasers. 


         

This unique development borrows heavily from European architecture and planning methods. In addition to 53 residential townhome “flats”, eight units also have an office component along NE 3ed Avenue in Fort Lauderdale’s historic Flagler District. In addition to the mixed use aspect of the development, particular skill of the Firm was needed to craft the HOA documents since several of the units bridge over the Project’s driveways. The Firm also handled all of the closings of the unit sales from the Developer to the unit purchasers.


       

The Firm assisted the developer with the development approvals for this residential condominium and boat slips on the Intracoastal Waterway. In addition, the Firm prepared the condominium documents and conducted all of the closings for the unit sales from the Developer to the unit purchasers.


        

Bass Pro successfully re-developed a brown field site and opened in Dania Beach, Florida. The project faced significant regulatory hurdles and the Firm enjoyed unparalleled cooperation from more than 20 different governmental agencies and departments at the local, county, state and federal levels to get the Project approved.
